Analytics
Analytics — occupancy, revenue and rates
How to read the Analytics page: periods, KPIs, owner vs manager mode, the occupancy table and rate verification for the next six months.

What is Analytics for?
Analytics shows estimated sales, occupancy and pricing data by brand. Amounts are approximate and meant for decisions — they are not an accounting document.
Open it from the sidebar: Analytics (or directly here).
Reporting period
Choose a range at the top: - Today — the current day, - 7 days — the next week, - This month — the current month.
Next to the selected period you can see the exact date range the numbers refer to.
Filters
Below the period there are three toggles: - Show owner stays — includes stays marked as owner stays, - Deduct OTA commission — includes Booking.com, Airbnb and Agoda commission in costs, - Deduct cleaning fee — adds the cleaning fee to costs.
Filter settings are remembered in the browser.
Brand card
Each brand has its own card. The header shows the number of properties, estimated occupancy, free rooms from cache and net revenue.
After expanding the card you get KPIs: - sold nights, - free rooms (cache), - revenue, - net, - costs, - ADR, - average cache price, - days with quantity 0.
Below is a property table: working mode, nights, free units, revenue, costs, net, ADR and average cache price.
Owner and manager mode
- Manager — revenue from the reservation price; costs are OTA commission and cleaning fee.
- Owner — revenue only from the owner price; cost is the owner commission from property settings.
The mode depends on your property permissions.
Occupancy
The Occupancy section shows a property calendar. You can choose 7 days, 14 days or Month, and decide whether to show only properties connected to the channel manager.
You can sort the list: - Least sold out, - Lowest occupancy, - Alphabetically.
Regardless of the sort mode, properties with complete rates are shown first and properties with a missing month are shown below them.
In the table: - green background — units are available, - red background — quantity 0, i.e. unavailable, - grey “—” — no cache entry.
Next to the property name you see free days, sold-out days and days without data. The CM badge means the property is connected to the channel manager.
Rate status
Next to the CM badge there is a rate verification status. The system checks the next 6 full months — starting next month. For each month it checks whether NoBedsCache has entries with `rid` on the first and last day of the month.
- rates ok (green) — all six months are filled,
- rates: month name (red) — shows the nearest month without complete rates,
- ? icon — a tooltip with the explanation and the nearest missing month.
Clicking the red status opens rate settings for that property and month, so you can fill in the missing prices right away.
Database prices
The Database prices section shows the minimum, maximum, average and number of days with a price for the brand. This is NoBeds cache data — not invoice data.
Suggestions
The system generates up to three suggestions based on occupancy, the difference between cache price and ADR, and days with quantity 0. Treat them as hints, not automatic decisions.
Important
- All amounts and percentages are estimates.
- Data comes from reservations and the NoBeds cache, so it depends on synchronization freshness.
- Analytics is not an accounting tool.
